Signing a Listing Agreement

The first formal step in marketing your property is to enter into a Listing Agreement - a contract that commits Royal LePage Performance Realty to represent your interest and actively market your home for a specified period of time.  It also commits you to a pre-established marketing fee that is to be paid only upon the successful closing of the sale.

The following documents should be available:

Plan of Survey or Location Certificate
A Survey of your property which outlines the lot size, boundaries and location of buildings as well as details of encroachments from neighbouring properties. This may be required in certain areas to complete the sale of your home.  In the event you do not have one, ask Jacques about the necessity of one or of other alternatives. 

Property Tax Receipts
Most  MLS® Listing  require that the current annual property taxes and assessment be shown.  This is considered to be public information and readily available.

Mortgage Verification
Few homeowners know the exact balance of their mortgage as it is paid down.  Jacques will ask you to authorize your mortgage lender to provide the figures required as well as the conditions of your mortgage (portability, penalties, pay down or blending, etc.) so there is no unexpected costs.

Significant Documentation
In some instances, it may help the sale of your property if you can provide prospective Buyers with information on such items as annual heating, electrical, and water expenses, as well as any recent home improvement costs.  The Seller Property Information Statement also referred to as SPIS is an important document to review and fill with your REALTOR® . This is a mandatory disclosure form where you will answer different questions relative to your property with the intention of being informative the potential Buyer as well as offering some liability about known facts that may affect the value of your property. This statement becomes useful for example at the time of inspection and title search.
